We reserve our rights not to renew leases. We typically don’t "non-renew" tenants, unless we have chronic problems and ongoing unresolved issues that are serious, or represent an unacceptable financial or safety risk. We’d rather avoid turnover, when possible, for our owners and this is why we strive to work with our existing tenants. But what we may do is offer to renew at a premium rent rate which properly compensates the owner and property manager for the higher risk and level of effort a higher-risk tenant represents. This is why we have some tenants paying higher rent than others for the same floor plan in the same neighborhood.
